In the vast new world of real estate, it is imperative that buyers, sellers and real estate agents understand market conditions, short sale and foreclosure impacts, and required regulations for all real estate appraisers, which determine among other things the current value of one?s house.
Carol Calamari, Realtor at ERA Justin Realty in Rutherford , advises buyers and sellers to bring together the right real estate team headed by a Realtor agent professional.
Calamari, Monir (Matt) Hanna, Jennifer Darby Metzger, Adrian Tridel, Glenn Elliot and Fara Espandi of ERA Justin Realty recently earned the Short Sale and Foreclosure Resource (SFR) certification through the National Association of Realtors so they can better serve distressed and non-distressed sellers.
?Real estate training of Realtor agent professionals is necessary,? said Calamari, ?as the regulations governing real estate transactions go through continuous transition. As in any business, there are trained real estate agents and those who may be simply a best friend of a buyer or seller who practices real estate on a limited basis. They may not know the laws that govern the transaction. Limiting buyers or sellers abilities to be successful in a transaction can easily happen by selecting an agent who is not properly trained or certified.?

Buyers, sellers, lenders, inspectors and appraisers are strongly regulated, she said, making it necessary for all involved to be detail-oriented in order to make a successful purchase or sale.
Darby Metzger emphasizes the importance of proper pricing, which should be determined by a comparative market analysis (CMA).
?Some listings taken by a brokerage with unrealistic pricing,? she said, ?will sit on the sidelines as new properly priced listings come to the marketplace and are quickly sold. Be sure you are presented with a critical and complete CMA report detailing current homes for sale, those that have sold and closed and those that have expired because they did not sell.
All sellers are entitled to know the entire story so they can make an educated decision as to compelling pricing when placed on the market.?
Realtors, said Calamari, have a responsibility to their seller to be realistic about pricing a home, particularly in today?s challenging market.
ERA Justin Realty has two Rutherford offices, located at 118 Jackson Ave. and 57 Park Ave. Realtors may be reached at 201-939-7500, 201-438-0588 and 201-438-SOLD.
